15th June 2007 - Gladedale's Planning Application
 
We understand that it is Gladedale's current intention to issue their planning application in mid-July. Note: this supersedes the incorrect information received from a Green Issues employee who told SPC it was due mid to end June (we apologise, but this was the latest information at the 1st June for the Goring Gap News deadline for the 16th/17th June issue).

Gladedale intend to issue a detailed planning application for 12 houses. These comprise:

a. 6 'affordable houses' and 2 large houses on the West Area (Land block 3), i.e. south of Yarnton House on the High Street.

b. 2 large houses on the Sheds Area (Land Block 4).

c. 2 large houses on the Riverside Area (Land Block 5), on raised ground.

All the 12 houses are to be accessed by a proposed new private road off the A329 Reading Road. This would join the A329 opposite the public footpath leading up Green Hill. We believe the WBC Highways Authority have informed Gladedale that neither Vicarage Lane or High Wall Driveway (adjacent to Flintstones) meet existing policy requirements to access their proposed back land development. Consequently - also most importantly – any new access must not create a rat run around the Bull traffic lights. As a consequence their advisers have proposed an 'engineering solution'. This would involve high kerbs and/or bollards in Vicarage Lane to prevent cars from the two proposed riverside properties (or any of the proposed new houses) from using Vicarage Lane, whilst still allowing access to (and egress from) Windrush, The Old Vicarage and the new Vicarage. In other words they wish to convince WBC that the cars belonging to the new houses would/could only use Gladedale's proposed new road, and their 'engineering solution' would prevent a rat run.
