Who are Gladedale?
Gladedale Holdings plc (registered company No. 03215228):
  • They are one of the top 50 UK residential house builders
  • They aim to become a major National house builder
  • They are owned 100% by Remo Dipre
  • 2003 Revenue ~£232 million; and profits ~£40 million
  • They acquired Bett Homes (2003) for £96 million and have many subsidiary companies, some joint owned
  • They appear to obtain most finance from Bank of Scotland, who have a 15% option
  • Sold 1,358 homes in 2003 @ average price of £191,000
  • Land bank as of Dec 2003 = 8,200 plots and growing
  • They say they aim "to deliver quality homes in the middle market"

Who are Green Issues?
  • They are a PR & Political Lobbying Group
  • They work for Gladedale and other developers e.g. Barrett Homes
  • They employ politicians / local councillors / party candidates
  • They seek to engage local opinion prior to and after planning submission
  • They seek out objections then try to counter them or put them in a more positive light
  • They say they use "sociodynamics" to achieve their goals ("essentially why people behave as they do, often irrationally")
  • They say it is not the number of Objectors that can stop a project but the lack of Supporters
  • So they try to nurture and maximise support for their client's proposals and to minimise Objectors
  • They mention employing planning consultants to working closely with the planning officers in an attempt to ensure a scheme gains a recommendation to approve

Who are Reland?
  • Reland was the subsidiary of Gladedale project managing their land in Streatley until the company was wound up in 2008. After this the project reverted to management from the Gladedale Head Office in Epsom.
